Frequently Asked Questions

Q. Should I be present at the inspection?
A. It's always best to be present, if possible, so I may go over my report findings with you. However if you can't be
present, I do take digital photos of items of concern and place them in my report. I can then mail or email the report to
you and we can then go over the report over the phone.

Q. Do you generate the report on site?
A. Yes, in some cases. I do carry equipment that enables me to generate on site reports, however in some cases time
may not permit this. A good inspection deserves a good report and I would rather not rush generating the report. In
these cases I will have it ready the same or following day.

Q. Who gets a copy of the report?
A. I will not give a copy of the report to anyone but you without permission. You probably will want your sales agent to
have a copy.

Q. Can the house fail the inspection?
A. No, a professional home inspection is an examination of the current condition of your prospective home. It is not an
appraisal, which determines market value, or a municipal inspection, which verifies local code compliance. A home
inspector, therefore, will not pass or fail a house, but rather describe its physical condition and indicate what items that
may be in need repair or replacement.

Q. What if the report reveals problems?
A. No house is perfect. If the home inspector identifies problems, it doesn't necessarily mean you shouldn't buy the
house, only that you will know in advance what to expect. A seller may adjust the purchase price or contract terms if
major problems are found. If your budget is tight, or if you don't wish to become involved in future
repair work, this
information will be extremely important to you.

Q. How do you charge for your inspections?
A. It depends on many factors, the size of the home, the foundation type, extra features such as sprinklers, pools and
outbuildings are an extra charge. For an exact quote, go the
contact me page.

Q. Do you perform termite inspections?
A. No, it requires an additional license to write a termite report in Texas. If you do not have a termite inspector
preference, I can arrange this inspection to be performed at the same time as my inspection for your convenience.

Q Is there an advantage to hiring an inspector from a multi inspector company rather than an independent inspector
such as yourself?
A. No, most home inspectors are independent and all that matters is the one inspector that shows up for your
inspection. With an independent inspector, you know who will be there to serve you.
