If you have been shopping around for an inspector, you are probably finding it
difficult to tell what to look for in a good inspector. Here are some questions you
should consider asking a potential inspector.
- Is the inspector a state licensed Professional Inspector? The state issues
three tiers of licenses to inspectors. Apprentice, Real Estate Inspector and
the highest level, Professional Inspector, which is the level I hold.
- Has the inspector inspected hundreds or thousands of houses? An inspector
can obtain a license without any inspection experience.
- Is the inspector fully insured in case he or she is negligent or damaged the
property?
- How much does the inspector charge to re-inspect repaired items?
- Is the inspector physically able to effectively inspect areas such as the attic
area or inspect under the house if it has a pier and beam foundation?
- Does the inspector exceed the minimum state requirement of 16 hours of
continuing education per year? A good inspector will attend as many
continuing education classes as possible to sharpen their skills. They should
also be a member of an inspector association such a NACHI that requires
extra education requirements

- What does the inspector charge for an inspection?
Do not choose an inspector based on price! This can be a very costly mistake. You
are making a huge investment in a house and need a good home inspection, not a
cheap one. With the high costs of insurance, gasoline and other costs involved, the
home inspection business is expensive. My prices are comparable for this area and if
someone quotes you a much cheaper price, you should be suspicious. Not all home
inspectors are the same and saving twenty five or fifty dollars on an inspection
should not be the deciding factor on something as important as a home purchase.
The average cost of a home inspection in the USA is $380.00 (USA Today...Friday,
January 13,2006) just to give you an idea of what you should expect to pay. As we all
know, you get what you pay for. Cheap inspections usually involve the inspector
spending only one to two hours on the home. My inspections involve three to four
hours inspecting with an hour generating the report with digital photos.
